Adding Space to Your Existing Home

Extensions are one of the most practical ways to solve a space problem without selling, buying or relocating. A well-designed addition improves how the whole house functions — not just the new room.

Every extension project starts with the existing structure. We assess the footings, frame, service connections and site before any design work, so you understand what is structurally achievable and what the approval process looks like on your specific block.

Extension Types

🧱
Single-Storey Addition

Extend the ground-floor footprint — new bedroom, living space, study or utility room. Connects directly to the existing layout.

🏠
Second Storey Addition

Build upward rather than outward. Requires structural assessment of the existing frame and footings before design begins.

🔄
Garage or Space Conversion

Convert an existing garage, carport or underutilised space into habitable rooms. Often the most cost-efficient way to add a bedroom or living area.

Approval Pathway

✓ Complying Development (CDC)

Many single-storey additions that meet the NSW Housing Code can be certified by a private certifier as complying development — faster and more certain than a DA for eligible projects.

⚠ Development Application (DA)

Second storey additions and projects that don't meet CDC standards go through Central Coast Council as a DA. We identify this early so there are no surprises at the design stage.

Common Questions

Do I need council approval for a house extension?

Most extensions require either a Complying Development Certificate (CDC) or a Development Application (DA), depending on the size, setbacks and design. Some very minor additions may qualify as exempt development. We identify the right pathway before you commit to anything.

How much does a house extension cost on the Central Coast?

Extension costs depend on the type — single-storey addition, second storey, or converted space — and the scope of structural, waterproofing and service work involved. We provide a written cost framework after a site review, not an online estimate.

Can I add a second storey to my existing home?

In many cases yes, but second storey additions require structural assessment of the existing footings and frame, plus council or certifier approval. We assess feasibility before you invest in design.

What is the difference between an extension and a granny flat?

An extension adds habitable space to the main dwelling — a new bedroom, living area or upper floor. A granny flat is a separate secondary dwelling on the same lot. They have different approval rules and serve different purposes.

Can you handle the whole project including trades?

Yes — we coordinate all trades as part of the project. You have a single point of contact from site review through to handover.
